Full Managed Property Service
We offer an all-inclusive fee for landlords needing a fully managed service, as follows:
Including:
- Visiting property to take full details and photographs
- Add property to our colour brochure of properties to let
- All advertising in York Press, our own website and Rightmove
- To Let Board
- Gas Certificates and EPC arranged
- Inventory and Schedule of Condition
- Accompanied viewings during day or evening, if required
- Once suitable tenants have been found, we collect a holding deposit and carry out referencing of each individual tenant
- Confirmation in writing of let agreed
- Holding deposit in specified scheme
- Tenancy Agreements
- Collection of rent and deposit less our fees will be paid by BACS and a statement will be sent to you within 5 working days of a tenant moving in
- Checking in and out of tenants taking meter readings
Full Managed Properties ongoing services
- House checks every 3 months unless advised otherwise
- Arrangement of repairs/maintenance at the property of which you will always be notified by telephone, email or letter
- 24hr emergency number given to all tenants
- Rent arrears communication if applicable

Tenant Find Only Service
We also offer an all-inclusive fee for landlords needing a ‘Tenant Find Only’ service, as follows:
- Visiting the property to take full details and photographs

- Inventory & Schedule of Condition
- Accompanied viewings during day or evening, if required

- Collection of first month’s rent and deposit, less our fees will be sent to you with a statement within 5 working days of a tenant moving in

Energy Performance Certificate (EPC)
From 1 October 2008 all landlords are required by law to provide an Energy Performance Certificate for all buildings or parts of buildings when they are rented.
An EPC gives prospective tenants information on the energy efficiency and carbon emissions of a building so tenants can consider energy efficiency when deciding to rent a property. All ECPs come with a recommendation report which includes advice and suggestions on improvements you could make to save money and energy.
EPCs are valid for 10 years and can be reused as many times as required. It is not necessary for a landlord to commission a new EPC each time there is a change of tenant.
We can arrange for an EPC inspector to carry out this service.

Gas Certificates
Under the Gas Safety (installation and use) regulations 1994 you are responsible for ensuring that all gas appliances, including white goods, have been inspected by a qualified CORGI registered plumber on an annual basis to ensure that they are safe to use. We can gladly arrange such inspections.

Electrical Inspections
It is good practice to arrange for an electrical check by a qualified electrician every five years. You have an obligation for ensuring that all electrical systems and supplied appliances are safe to use. We can arrange inspections should you need us to.

Insurance
We can offer insurance cover for buildings and contents as well as non payment of rent.

Credit reference check
For peace of mind we can carry out additional credit reference checks. These are done online and a response is available the same day.

Managed fees only (no let needed)
If your property is currently let and you wish to transfer to our agency, there are no initial charges. Our normal management fee will apply.

Check in and out of tenants including meter readings

Inventories
If you require a inventory or a schedule of condition of your property, we are happy to carry out his service. Please contact us to discuss your requirements

Rent Collection only
If you want us to collect your rent and then forward it onto you, we will be happy to carry out this service for you.

Project Management
We offer full Project Management service to take away the stresses of property development, on refurbishment of your property including from liaising with contractors to supply and fitting of curtains as well as expert advice on the final overall finish.
